IHG Hotels has quietly launched its third-night free offer for stays in Australia and New Zealand. Previously, it was only available in Europe (read more here).
There are two rate plans: one including breakfast and parking, and the second one that gives every third night free. Both are valid for stays through December 30, 2020, and must be booked by August 31.

Note both rates must be booked a minimum three nights before the stay. The breakfast inclusive rate can be canceled up to one day before the stay for a full refund. The third-night free-rate plan, however, requires one-night advance payment that is non-refundable. You can amend your stay dates during the offer period.

I’m not too fond of rate plans that require prepayment, although the hotel allows cancellation and implies refundability (considering how difficult getting some refunds have been).
If you know for sure that your plans won’t change, I don’t see a downside for booking one these two rates.
